Rental Properties Information & General Qualification

Income Requirement: A verifiable legal income of 3 times the rent (non-subsidized portion). We only use the applicant's income with qualified credit to calculate the income ratio.

General Credit Requirement: Credit requirements vary by unit, generally 650 to 700+. Please reach out to us to confirm the requirement for a specific unit before applying.

Background Check: We will also do a criminal background check, landlord reference, and employment verification.

Application Fee: The NON-REFUNDABLE application fee is $55 per adult (18 or older.)  

Pet: Pet policies vary by unit. Where pets are allowed: up to 2 dogs or cats total, $50/month per pet. A PetScreening profile is required for each pet ($25 to $30 to set up, $20 to $30 per year, varies by payment method). Some units don't allow pets. Please reach out to us to confirm a unit's pet policy before applying

Lease Length: This will differ depending on the property, but it's usually 1 year or longer.

Move-In Date: The move-in date needs to be within 21 days of applying to the unit.

RBP: All residents will also be enrolled in the Resident Benefits Package or RBP. The monthly cost is $39.95, including the renter’s insurance. If you purchase an approved renter's insurance on your own, the RBP fee will be $29. This is in addition to the rent. You can find out more about RBP here.
