Rental Properties Information & General Qualification

Income Requirement:A verifiable legal income of 3 times the rent (non-subsidized portion). We only use the applicant's income with 650+ credits to calculate the income ratio.

General Credit Requirement: 650+ credit score.

Background Check: We will also do a criminal background check, landlord reference, and employment verification.

Application Fee: The NON-REFUNDABLE application fee is $55 per adult (18 or older.)  

Pet: We allow 2 dogs or cats in total. The Pet application is $20 per pet and $25 - $30 per year. We use PetScreening. The Pet fee is $25 per month per pet.

Lease Length: This will differ depending on the property, but it's usually 1 year or longer.

Move-In Date: The move-in date needs to be within 21 days of applying to the unit.

RBP: All residents will also be enrolled in the Resident Benefits Package or RBP. The monthly cost is $39.95, including the renter’s insurance. If you purchase an approved renter's insurance on your own, the RBP fee will be $29. This is in addition to the rent. You can find out more about RBP here.
